Monthly

Lead time is the whole trick

Set the lead time per reminder. A furnace service that pings three weeks out gets scheduled. One that pings the morning of gets dismissed. You can also assign a reminder to whoever on the property is actually going to do it, and snooze anything that does not fit the week.

Finishing a reminder is what writes the record

This is the part that makes the whole thing work. Mark a reminder done and it opens an entry already filled in with the task, the date and the property, waiting for the cost, the photo and who did it. The maintenance history builds itself out of the schedule instead of relying on you to remember to log anything, then the next occurrence auto-schedules.
