Home Maintenance App

Homeowner photographing home repair invoices and a warranty document with a smartphone to log them in a home maintenance app

HomeTrackIt is a home maintenance app for people who would rather look something up than try to remember it. Every repair, service, receipt, warranty and contractor lives in one record, attached to the property it belongs to, with the date it happened and what it cost.

What a maintenance log actually has to do

Most home maintenance software fails at the same point: it asks you to enter things. A log you have to remember to update is a log you stop updating by March.

HomeTrackIt builds the record out of the reminder schedule instead. You mark the water heater flush done, and it opens an entry already filled in with the task, the date and the property, waiting for the cost, the photo and who did it. The history assembles itself out of work you were doing anyway.

One entry per thing that happened

What broke, what was done, when, and by whom. Each entry timestamps itself, so it holds up years later when an adjuster or a buyer asks. Attach whatever you have: a phone photo of the invoice, a PDF, a permit, a snapshot of the model plate behind the tank.

Your contractor list, with history attached

The plumber, electrician, HVAC tech, yard crew and roofer you actually use, with their rates, what they last did for you, and whether you would call them again. If you are still building that list, our guide on how to vet a contractor covers licensing, insurance and reading a bid properly.

Costs, logged and compared

Record what you spent, or price a job before you start it. Rough national ranges adjust as you log your own real numbers, so the estimate stops being generic and starts being yours. See how that plays out on a small job in cost to replace a light fixture.

Why the log matters more than it sounds like it does

You stop paying twice

Warranties expire unclaimed and parts get replaced twice because nobody remembered the first time. A water heater that fails at year five is often still under a six-year parts warranty, and the only thing standing between you and that claim is knowing when it went in. Our guide on how long a water heater lasts walks through finding the install date from the serial number.

Warranty and service history survive the argument

Manufacturers and installers ask for proof of maintenance before they honor anything. A dated service log is that proof. This is the whole reason to log every HVAC service rather than trusting your memory of roughly when the tech came.

The record is worth money at closing

A documented maintenance history answers inspection objections before they turn into repair credits. Most sellers hand over nothing. See what to hand the buyer when you list.

It doubles as tax records

Improvements raise your cost basis and reduce capital gains when you sell, but only if you kept the paperwork. Why to keep home improvement receipts explains what counts and how long to hold it.

Built for more than one house

A house, a rental, a shop, a lot. Each property keeps its own log, contractors, inventory and schedule. Landlords tracking habitability and response times across doors should start with landlord maintenance records.

Invite a spouse, a partner or a property manager to the same property so everyone works from one record instead of three versions of it. You choose what each person can do, and you can remove anyone at any time.

You are the customer, not the product

Your address, what your house is worth, which systems are near end of life and what you paid for all of it is worth a great deal to contractors buying leads, insurers pricing risk and data brokers. That is why so much home software is free. HomeTrackIt has one source of revenue and it is your subscription. We do not sell, rent or license your records, and we do not use your documents or photos to train models.
